Bedroom 1: With a king-size zip & link bed, sofa, armoire, hanging space, West and North facing windows, balcony and en-Suite bathroom with bath, hand-held shower, twin basins and WC.

Bedroom 2: With twin beds that can be converted into a king-size bed, free standing tin bath. East facing window, arm chair, cot bed suitable for a child up to about seven years old, can be made up with bed linen (on request), chest of drawers and en-suite shower room with WC.

Bedroom 3: This bedroom has the benefit of both North and South facing windows providing sea views through the trees on one side and warm South sun from the other side, the twin beds have linen upholstered head boards – which can be converted into a king-size bed on request.

Bedroom 4: With South facing windows this room has twin beds – which can be converted into a king-size bed on request, linen upholstered head boards, comfy chair, hanging space and chest of drawers with dressing-table mirror. Shower room with shower, basin and WC next door.

Bedroom 5: With windows facing West and East this spacious room has a king-size zip & link bed, wardrobe, chest of drawers, full length mirror, dressing table, comfy chairs and en-suite bathroom with double, marble top Drummond's basins.

Bedroom 6: With twin beds which can be converted into a king-size bed, wardrobe, built in drawers and en-suite wet room with washbasin and WC.

Bedroom 7: With twin beds which can be converted into a king-size bed, hanging space and chest of drawers, en-suite bathroom with freestanding bath, hand-held shower, large washbasin and WC. Large South facing window.

The Old Cart Shed, Bedroom 8: Accessed through the boot room this most spacious room will accommodate two further guests in a pair of zip and link beds or used as a second sitting room with TV. We also keep two camp beds in bedroom 8.

Kitchen: Designed for socialising and serious cooking, the kitchen is extremely well equipped. With stone worktops it has a large 2 door Smeg electric range with induction hob, three sinks, a huge double fridge, pullout freezer drawer, 2 dishwashers, microwave, 2 coffee machines and seating for sixteen around the kitchen table. A vast larder with chest freezer, under counter fridge, plate racks and sink. The kitchen has 6 stools and bar, also a comfortable window seat looking out to sea.

Drawing Room: With comfortable seating for sixteen, sofas arm chairs, French day beds, Smart TV, wood burner, desk and French doors leading to the South terraced walled garden. There is also a study area with West facing door to the dinning hall. Free Wi-Fi throughout house.

Dining Hall: Our stunning new dining hall is a single story extension off the drawing room. It is 15 meters long with an arched door at the far end, the entire south side opens up turning the room in to a loggia. There are two 15 meter wide steps leading down to the lawned walled garden, the west side wall crumbled under a climbing rose to reveal breathtaking views of the valley and Blakeney Point ~ the lawn is bordered with a mature fig tree, olives, climbing wisteria and plumbago.

Hall: The hall is spacious and light with trestle tables, a drop leaf oak dining table and invites you in to explore the rest that Barn Drift has to offer.

Boot Room: With masses of coat hooks, washing machine, tumble dryer, butler sink, fridge, freezer and drying racks all beautifully integrated behind painted wooden cupboards. The boot room is accessed from the lower floor landing - as well as through the back door off the gravel courtyard. It is situated between bedroom 7 and bedroom 8 (or second sitting room) and has a wc and wet room too.

The House and Accessibility

Barn Drift offers a really remarkable and comfortable home with space and air in a unique and stunning location in one of the most beautiful areas of England.  Designed with ease of access in mind all ground floor areas are fully wheel chair accessible from the drive into the hall, kitchen, dining room, drawing room and downstairs loo.  The hall, kitchen and drawing room all have wide doors leading onto the paved terrace, sheltered under Persian Ironwoods.  With 8 double or twin bedrooms (the choice being yours), 7 bathrooms, 6 of which are ensuite with a collection of showers, rain rooms and bathrooms, the accommodation is excellent and suitable for guests with a variety of requirements.  While no bedroom is suitable for guests permanently in wheelchair users, six are easily accessed via 6 steps with excellent handrails fixed to the wall. The generous design of the house, offering uninterrupted views of the surroundings in an official AONB, each room beautifully decorated, offering complete privacy along with immense comfort and wonderful open living spaces in which to safely enjoy large parties. The property has been expertly and sympathetically restored to an exceptionally high standard. With small or large parties in mind care has been taken to retain the unmistakable charm of the ancient building, combined with every modern convenience, including high speed WiFi.  Accessed from a good farm track that takes you right up to the front door or Hangar – all totally surrounded by private farm land, fields, meadows and woodland Barn Drift stands in its own extensive grounds, within which are three sheltered, original walled gardens accessed directly from the house through south facing French doors.  The Hangar and its loo is fully accessible to all without restriction.  It has been said many times that Barn Drift undoubtedly has its very own utterly blissful atmosphere.

The Garden

In the middle of private farm land that has been in the same family for generations Barn Drift is surrounded by acres of its own gardens with panoramic views of the sea, Blakeney Point and the Glaven Valley. Organically gardened with three South facing walled gardens as well as extensive lawns and woodland, all accessed from the house – Barn Drift gardens offer the perfect outside space for any occasion from a family lunch, corporate retreat or wedding.

APPROXIMATE GARDEN MEASUREMENTS:

Enclosed walled garden descriptions areas only are detailed here, each walled garden is connected to the next.  There are immense larger areas of lawn outside the walled gardens to the west and north, ideal for any marquee size and all overlooking the valley, salt marsh and sea.

16 x 11 meters ~ 1st gravel Walled Garden, in which is the front door, outdoor table tennis and large sliding glass doors from bedroom 8 (or second sitting room) partially bordered with flower beds.  This walled garden can be secured for dogs.

14 x 17 meters ~ 2nd Middle Walled Garden, paved terrace with 4 ‘umbrella-pruned’ Persian Ironwood trees, 3 meters tall covering an area measuring approximately 12 square meters centrally. Around the paved terrace is lawn bordered with flower beds and espaliered fruit trees.

13 x 15 meters ~ 3rd End Walled Garden, lawn with dining hall bifold doors opening totally onto 2 wide steps running along the 15 meter length of the dining room.  The walls are ruined to the west, partially covered with climbing roses and revealing views across the valley and out to Blakeney Point.  Beyond this walled garden is the larger lawn to the west and north of the house.
